Curb appeal isn't just about looks: sprucing up your home's exterior can boost its value and bring a strong return on investment (ROI) when it's time to sell. Westlake Royal Building Products compiled a list of home renovation projects that includes siding and stone veneers, both of which provide a high ROI based on the 2024 Cost vs. Value Report from Remodeling Magazine. It's not that we're surprised that improved curb appeal influences how much you could sell your home for, but the trending materials that deliver the highest ROI made us look twice.
New Siding
In some cases, applying a fresh coat of paint is enough to refresh your home; however, if you’re looking to enhance your home’s curb appeal while making a long-term impact, consider a siding upgrade. A new siding project may seem daunting, but additional home improvements like this appeal to potential buyers and pay back big time.
Fiber-cement siding often comes with a higher price tag, but the investment is worthwhile as the natural average shows a 88.4% ROI. Vinyl siding options trails closely with an 80.2% ROI, though prospective buyers are often appealed to its minimal maintenance and insulated vinyl siding properties. Those additional benefits are often enough to influence buyer perception.
Does the type of siding really matter? Well, wood siding and metal siding didn't make the list. Homeowners continue to focus on using materials that are durable (to hold up in extreme weather conditions), which is something to remember if you're planning exterior renovations. Energy-efficient siding and eco-friendly manufacturing processes remain a top choice for homeowners wanting a balance of durability and high-quality of materials.
Stone Veneer
As natural and textured home trends continue, homeowners are gravitating towards stone veneer – and its 153.2% ROI – as it can replicate the look of real stone, adding comfort, character and beauty to homes. "Stone veneer adds texture and dimension to both home interior and exterior renovation projects, influencing mood, emotion, and energy levels while serving as a visual focal point," shared a representative at Westlake Royal Building Products. If this isn't a worthwhile investment, we don't know what else will help your selling price in these market conditions.
Look for options that look authentic, and go with your gut. Choosing products that have a truly handcrafted look is best, and many are available in a panelized format that is easy to install.
How does roofing influence home value?
While you might try and squeak by without replacing an old roof before you sell your home, you may want to reconsider, especially if you've had any water damage. If you've ever been on the homebuyer side of the equation, you'll know how appealing it is to find a house with a new roof. The same study reports that roofing quality not only matters in the real estate market, but new asphalt shingles can offer sellers a 56.9% ROI. Metal roofs remain a popular choice and trail closely, claiming an average 48% ROI.
